Cash needed to buy property in Dubai

The price is only
part of your cash plan.

Understand what goes into a useful cash figure—and which assumptions still need confirmation.

To prepare a cash figure, separate your contribution to the price from the purchase fees. Then establish how much has already been credited and when the remaining amounts will be needed. A number is only useful when its assumptions are visible.

Four parts of the cash picture.

Price − loan towards the price − money already credited = remaining buyer contribution. Add the applicable buyer-paid fees separately. Unknown charges remain outstanding; they do not become zero.

Start with the price and buyer contribution.

For a cash purchase, the buyer’s contribution to the price is the full agreed amount, before crediting any money already paid. For a mortgage purchase, record the amount of lending assumed to fund the price. The difference is the buyer’s price contribution.

Keep this calculation separate from whether you qualify for lending. A worksheet cannot determine the bank’s approval, acceptable valuation or final offer. If the loan amount is unknown, show it as unknown and ask the lender what remains to be confirmed.

Make the funding conditions visible.

A loan indication can depend on information still to be established. Ask the lender about the chosen property, valuation, loan amount, outstanding documents, validity of its offer and timing requirements. Record the answer and date alongside the figure.

If the amount available towards the price changes, the buyer’s contribution changes too. For example, a loan that is AED 50,000 lower increases the contribution towards an unchanged price by AED 50,000. Other costs can also depend on the financing arrangement and must be checked separately.

The planner uses the loan amount you enter. It does not assume a regulatory lending limit or tell you a mortgage has been approved.

Build a separate list of costs.

Ask for the applicable charges and proposed payer for your actual transaction. A published reference calculation, a commercial quotation and an amount you have not yet confirmed should be labelled differently.

Cost groupWhat to establish
Registration and trusteeThe applicable route, reference charges, components and agreed buyer/seller allocation.
Agency or brokerageThe appointed provider, agreed amount, payer, scope and any applicable VAT.
Transfer coordinationThe chosen service, work included, amount, payer and relevant exclusions.
Lender or valuationThe actual lender’s charges and conditions; do not treat them as a universal flat fee.
Developer or clearancesRequirements for the property and route, applicable charges and responsibility.
Other costsAny relevant inspection, representation or other transaction-specific work, entered once.

The existing TransferFee reference calculator and Conveyance transaction calculator provide more detailed calculation contexts. Use the relevant sources, then bring confirmed buyer-paid amounts into your plan. Reference mode calculates two specified registration components. Other amounts remain separate; manual mode uses your entered quotation instead.

Avoid counting credited money twice.

Only enter an amount as already paid when its treatment as a credit towards the price has been confirmed. Establish who holds it and how it will be applied. An uncashed security cheque, an amount still to be paid and money already credited are different states.

Crediting money towards the price reduces the remaining price contribution. It does not make the agreed price lower or automatically reduce a fee. If an amount has a different purpose, treat it according to its confirmed role rather than forcing it into the deposit field.

Start with the price contribution and one entered fee.

The following numbers are illustrative, not a quotation or typical fee schedule. They show how to keep the components separate.

This is not the final amount needed. Other applicable charges remain to be established. The example fee is simply an input used to demonstrate the calculation. It is not a published government or Conveyance fee.

This first subtotal isolates the price contribution and one entered fee. The extended example below adds two reference registration components and matches the editable planner example.

Attach timing and responsibility to the figures.

A single total does not explain when money must be available. Ask the relevant parties which payments are connected to the agreement, bank steps, developer requirements or registration. Keep the confirmation with the amount and the party responsible.

The seller’s mortgage position is separate from the buyer’s funding position. A seller-bank release dependency can affect preparation even when the buyer is paying cash. Use the mortgage-transfer guidance to understand the questions to raise.

Keep ownership costs separate.

Recurring service charges, utilities, maintenance and any financing costs belong in a continuing ownership budget. They are not all the same as the money needed for the transaction. Ask which items are recurring and which are a one-off cost of buying.

Also separate the annual service-charge reference from any outstanding property-specific balance. The official Service Charge Index expressly excludes arrears.

Use the worksheet for what it can establish.

The plan adds the figures you provide, lists unresolved cost groups and records the questions they raise. You can leave the price, loan or credited-money status unknown. When those inputs are missing, it shows what is needed before a remaining-cash figure can be calculated.

Enter only buyer-paid amounts, inclusive of any VAT that applies, and enter each charge once. If you have a confirmed combined quotation, allocate its components once across the relevant groups or include the full amount in one group with the others marked appropriately. Do not repeat the same quotation.

Common questions

Does the worksheet include government fees automatically?

Reference mode calculates two specified registration components using your assumptions. Other applicable charges remain separate and visible until confirmed. Manual mode uses the registration amounts you enter instead.

Can I use a preliminary loan amount?

You can use it as an assumption and retain the funding question in the plan. It remains your input, not a statement that the lender has approved it.

Is the result a quote from Conveyance?

No. A service quotation and appointment must come through the relevant provider’s confirmed scope and payment journey.

A worked example, with the unknowns left in.

This is an illustrative individual ready-resale scenario, not a completed client transaction or a quotation. It assumes a price of AED 1.2 million, an AED 800,000 loan towards that price and AED 50,000 already credited. The buyer is assumed to pay the full transfer charge and one sale service-partner fee, with those charges still unpaid. A separate AED 25,000 agency amount is assumed still payable; it is an example input, not a recommended rate.

This is still an incomplete cash plan.

Title-deed, map and other registration charges, mortgage-related charges, lender costs, coordination fees, developer costs and any other buyer-paid amounts still need to be established. Ask about each category and who pays it. None becomes zero because it is absent from this subtotal.

The editable example plan uses these same assumptions. Change the fee allocation or a known amount and the subtotal changes. Choose manual mode if you already have an itemised registration quotation, so its components are not added twice.

The same price, a smaller loan.

If the loan towards the price were AED 750,000 instead, the remaining price contribution would be AED 400,000. That is AED 50,000 more than in the first scenario. Fees and their timing need a separate review; some may change with the loan amount. The chart below compares price contribution only.

Remaining price contribution · illustrative AED amounts
Loan: AED 800,000
AED 350,000
Loan: AED 750,000
AED 400,000

Bars start at zero and share a scale. Price and credited money are unchanged; purchase fees are excluded.
