What does that
extra fee buy?

Identify the work and the provider before comparing the price.

A charge can be legitimate and still deserve a question. Ask what work it buys, who supplies it, whether your route needs it and whether that work is already included elsewhere. Get the answer before accepting the appointment.

The sales-progression fee.

A proposed conveyancing fee may also appoint the broker’s team or another named provider. Ask about that choice explicitly. Compare the service scope and full fee with a separately appointed Conveyance service before you agree. If you have already accepted terms, discuss the actual agreement before attempting a change.

A bank fee or a cheque-assistance service?

Separate the bank’s charge for issuing the instrument from any fee for arranging access, coordinating documents, delivery, custody or currency conversion. Ask for each amount and its provider. Check your own bank package too: an included allowance may affect the bank charge, without replacing any genuinely separate work.

Do you have a suitable UAE bank account? Who will issue the cheque? Who receives the purchase funds? What exact payee, amount and timing has the receiving channel confirmed? These questions establish the route before you compare service prices. Conveyance coordinates the agreed transfer work; it does not issue bank cheques or hold purchase money.

Which escrow arrangement is being proposed?

The same word can refer to different arrangements. An off-plan project account, the DLD-approved account in the eligible Dubai Now sale route and a separately appointed custody service are not interchangeable.

Ask who holds the money, in what capacity, what authorisation applies, when funds may be released or returned, and what the total service and conversion costs are. Confirm account instructions through an independently known contact. For an off-plan project, start with the official project record and its escrow information. A purchase should not be routed through a third party merely because someone calls the account “escrow”. Equally, do not remove a required arrangement on the strength of a generic article.

DLD’s Dubai Now service describes an escrow-based digital route with specific eligibility conditions. Ask which actual route applies to your transaction.

POA, travel or another accepted signing route?

If a party cannot attend, first establish who needs to act and what the receiving organisations will accept. A POA should fit the intended act and signing location; the broadest wording is not automatically the most useful. Ask Conveyance about the transfer dependency and POAS about the suitable authority route. A purchase must be checked with POAS; do not buy a property-sale product on the assumption it covers buying.

POAS package pricing includes government costs, as confirmed by its operator. Confirm the intended use, signing route and package inclusions with POAS before payment. Conveyance’s own published coordination fee treats government and third-party charges separately.

Other commitments worth unpacking.

For mortgage support, separate advice or arrangement fees from lender fees, valuation and insurance. For inspections, establish independence, access, scope and who receives the report. For NOC or title-record assistance, distinguish the official charge from the work someone is being paid to perform. For brokerage, read Form B’s duration, commission and appointment terms before agreeing.

Ask whether translation, attestation or urgent handling is required for the receiving route, who supplies it and what changes if you do it another way. No item becomes unnecessary simply because it has an extra fee. The useful test is an identified need, a defined supplier and a clear price.

Turn the questions into one conversation.

Make the free question pack, choose the issue that matters to you and review the message to Conveyance. The desk can establish the supported transfer scope and identify any separate service needed. Buying several services should never mean paying twice for the same agreed work.
